There used to be a garage where this house now stands. The garage belonged to the owners of the house on Campden Hill Square which it backs on to. They removed the garage and replaced it with this modern 3 bedroom house for their friends and family. It’s a perfect rental property when they are not using it. They are right next door in case of any problems (she’s a  doctor, handy for medical emergencies)! Free off-streeet parking for one car is provided.

The house is on 3 floors and sleeps 5 people in one double with ensuite bathroom, one single also with ensuite bathroom and a room that can be either a single or a twin – let us know how you want it configured when you book. There’s a separate loo with basin for this bedroom. The property has fast wifi.

Your nearest tube stations are Holland Park (Central line) – a 5 minuite walk and Notting Hill Gate  (Central, District and Circle lines) – 10 mins,  giving very easy access to Oxford Street shopping and the principal London sights.

The street door opens onto a small hallway off which are two bedrooms, the downstairs loo and steps leading up to the main living area on the next floor.

On the left of the hallway is the first bedroom (4.3m x 3.2m, 14ft x 10ft6) this large room has a single bed, with a second pull-out trundle bed so can be either a twin or a single. There a large work area so it could easily double as an office and excellent storage space with built-in cupboards. The downstairs loo is in the left of the hallway, opposite.

The second bedroom (3m x 2.6m, 9ft10 x 8ft6) is a single, it also has excellent built-in cupboard. The window faces the garden.  Its en-suite bathroom has basin loo and shower. The washer/dryer is found here.

Stair lead to the main living area and access to the small garden.  The L shaped living area (6m x 6m, 20ft x 20ft at its longest sides) incorporates dining, living and kitchen. It’s simply finished with comfortable modern pieces. The dining area has an oval dining table with 6 matching chairs. In the main living area there’s a 3 seater sofa, an arm chair and another matching chair round a large glass coffee table. There are French windows leading out to a shallow balcony overlooking the street and running the width of the room. The TV has cable channels, including Sky Sports.

The fully equipped kitchen has all the expected appliances including fridge, freezer, microwave and dishwasher.

A few steps down lead to a small patio garden with flower pots,  bench, chair and table. A perfect sun trap.

From this floor, stairs lead to the master bedroom (6.25m x 4m, 21ft6 x 13ft) , a light, airy room overlooking the street, with 5ft wide double bed and excellent storage space in fitted cupboards. This bedroom has aircon. It also has a separate work area with desk and chair and French window leading to another narrow balcony overlooking the street. This bedroom has an en-suite bathroom: bath + over shower, basin, bidet and loo.

The Ladbroke Arms is your nearest pub, it’s also a restaurant – modern British food. There are numerous and varied local restaurants.  Lovely Holland Park is on your doorstep and Kensington Gardens/Hype Park not much further.
